FAQ

How do your fees work?

We scope the work together, then propose a clear fee—often fixed for defined phases, hourly for extras. You’ll always see what’s included before we start.

What’s a typical timeline?

Residential projects typically run between 4 and 8 months for design + permitting; construction varies by scope. Commercial timelines depend on scope of work, owner approvals and sign-off, and consultant timelines. We provide a tailored schedule at project kickoff.

Do you handle permitting?

Final permit submission and payment is typically handled by the contractor. However, we will prepare and coordinate the needs of the permit set with the authority having jurisdiction. We also assist with responses during the code review process.

Will I see renderings?

Yes. All of our designs are produced using a 3D modeling software, Revit. This software allows us to render out the design for review throughout the project asssited with design decisions, material selections, etc. We also have the ability to utilize virtual reality to virtually put the user inside the space.

Can you work with my contractor?

Absolutely. We can bid to multiple GCs or collaborate with your preferred builder. Our role is to safeguard design intent and help keep scope, cost, and schedule aligned.

What should I bring to the first meeting?

We love when our clients bring in a wish list, inspiration images, any surveys or as-builts, your target budget/timeline, and most importantly a positive attitude and collaborative spirit. Don’t worry if it’s messy—that’s what we’re here for.

Do you take on “messy” or complex projects?

We love them. Tight constraints and tricky sites often lead to the most creative, high-value solutions. This is kind of our superpower.

How do changes work during design?

We build in checkpoints for feedback. If scope changes, we’ll confirm impacts to fees/schedule before proceeding so there are no surprises. During the schematic design phase, a certain amount of changes are expected, and included in the fee.
